Black Pearl

The neighborhood of Black Pearl is a subdistrict of the Uptown/Carrolton Area of New Orleans with neighborhood boundaries that used to be the town of Carrollton, Louisiana in the Nineteen Century. Sitting on higher ground along the Mississippi River, this area escaped the flooding that took place during Hurricane Katrina.

There are plenty of affordable homes for sale in Black Pearl, and everyone from families to single individuals will surely find a cozy property to fit their budget when searching for Black Pearl real estate. Driving through this neighborhood, you will see
shotgun houses interspersed with corner stores, churches and many large homes and apartment buildings lining the St. Charles Avenue border of Black Pearl.

The George W. Carver Playground and Community Center offers hours of outdoor and indoor entertainment to Black Pearl residents. Dog owners and joggers also enjoy the paved levee that borders Black Pearl. The Crescent City Farmer's Market at Uptown Square is also a prime location for discovery and has attracted produce shoppers from
around the city and introduced them to surrounding businesses.

Fun fact: Famous Gospel singer Mahalia Jackson used to sing at Mount Moriah Baptist Church on Millaudon Street in Black Pearl! This growing community is full of engaging people, so come on over to Black Pearl and explore today!

**Private mortgage insurance is an insurance policy that a residential mortgage lender requires of the borrower if the loan-to-value (LTV) ratio of the home is greater than 80%. Mortgage insurance protects the lender from the risk that the borrower may default on the loan. Federal law requires lenders to notify borrowers when the loan-to-value ratio drops below 80%. Mortgage insurance premiums vary, but generally range from $1,000 to $5,000 a year for an average priced home.
