Central City

Largely a neighborhood comprised of families in small to mid-sized homes, Central City is a historical neighborhood in New Orleans that borders the Lower Garden District. Its location makes it a great and affordable part of town, with easy access to downtown, Uptown, and Mid-City neighborhoods.

Central City is home to several businesses and restaurants, and this number is constantly on the rise as more passionate local business owners flock to Oretha Castle Haley Boulevard, a historic street with a long history as a shopping and business area that runs straight through the Central City community. Casa Borrega, a quirky Mexican restaurant with flavorful cuisine, is a Central City staple. Zeitgeist, an arts center, is located just across the street and constantly brings in independent films and art to the area.

Real estate in Central City has both residential and commercial properties. Many of the homes for sale in Central City have traditional Creole elements, cast-iron gates and windows, small porches, and sidewalks. This community is comprised of shotgun homes, wooden doubles, and brick multi-level apartment buildings.

**Private mortgage insurance is an insurance policy that a residential mortgage lender requires of the borrower if the loan-to-value (LTV) ratio of the home is greater than 80%. Mortgage insurance protects the lender from the risk that the borrower may default on the loan. Federal law requires lenders to notify borrowers when the loan-to-value ratio drops below 80%. Mortgage insurance premiums vary, but generally range from $1,000 to $5,000 a year for an average priced home.
